Covenants are the written rules, limitations and restrictions on use, applicable to all owners of homes in a subdivision or condominium complex. Covenants may limit size and placement of homes, exterior colors, pets, use of barbecues and other conduct to protect the quiet enjoyment of the various residents. Covenants are enforced by the Association, or by individual owners who can take enforcement action against owners who violate the Covenants. Covenants are permanent and “run with the land”, so future owners are bound to the same rules. The BSOA jurisdiction is geographically defined by a variety of governing documents including but not limited to Covenants and includes subdivisions as well as the independent condominium associations that operate within the subdivision. There are also several tracts of land that are part of the BSOA’s jurisdiction that are not part of a subdivision. The BSOA office library contains a copy of many of the applicable subdivision and condominium covenants which are for informational purposes only.

The proposed Sweetgrass Hills Covenant Amendment has been approved by a simple majority according to voting requirements set forth in the Covenants. With the approval of the the Amendment, the Board approved Sweetgrass Hills Short-Term Rental Restriction Resolution is now in affect. This resolution states that any owners within Sweetgrass Hills who have previously used their property as a Short-Term rental may continue to do so with the following requirements:
The annual submission of a signed Short-Term Rental Registration form (includes name and contact information of owner and relevant property managers as well as a 24 hour contact and information.
The submission to the Association of an annual Short-Term rental fee of $100
Occupancy of rentals is limited to no more than two persons per bedroom plus two additional persons.
On street parking for Short-Term renters is not allowed.
Any violations to the above requirements or Approved Covenants will be subject to fines, late penalties and interest.
Attention Membership: Please be advised that the BSOA Board has revised and approved the Enforcement Resolution to increase the maximum amount of fines for non-compliant members to encourage greater compliance with Covenants and BSOA Governing Documents.
