RIGHTS & RESPONSIBILITIES 


The following BSOA rights and responsibilities can serve as an important guidepost for all involved in the BSOA: you the owner, as well as your guests and tenants, and your leadership which includes the elected Board of Directors, volunteer committee members, staff and volunteers.

Homeowners Have the Right To:

  • A responsive and competent BSOA Board and staff.
  • Honest, fair and respectful treatment by BSOA leaders and staff.
  • Participate in governing the BSOA by attending meetings, serving on committees and standing for election.
  • Reasonable access to BSOA books and records.
  • Prudent expenditure of assessments and fees.
  • Live in a community where the property is maintained according to established standards.
  • Fair treatment regarding financial and other BSOA obligations.
  • Access to documents that address rules and regulations governing the BSOA and copies as requested.
  • Appeal to BSOA Board of Directors those decisions affecting non-routine financial responsibilities or property rights.

Homeowners Have Responsibility To:

  • Read and comply with the Governing Documents of the BSOA.
  • Maintain their property according to established standards.
  • Treat the BSOA leadership (Board Directors, staff, committee members, and volunteers) with honesty and respect.
  • Vote in BSOA elections and on other issues.
  • Pay BSOA assessments and charges appropriately.
  • Contact BSOA leaders and staff, if necessary, to discuss financial obligations. Request reconsideration of BSOA related material decisions that personally affect them.
  • Provide current contact information to staff.
  • Ensure those who reside on their property (tenants, relatives, and friends) adhere to all rules and regulations.

BSOA Leadership Has the Right To:

  • Expect members to meet their financial obligations to the BSOA.
  • Expect members, tenants and their guests to know and comply with the rules and regulations of the BSOA.
  • Respectful and honest treatment from members, tenants, and their guests.
  • Conduct meetings in a positive and constructive atmosphere.
  • Receive support and constructive input from members and their tenants and/or guests.
  • Personal privacy while at home and during leisure time in the community.
  • Take advantage of educational opportunities directly related to their responsibilities as approved by the Board.

BSOA Leadership Has the Responsibility To:

  • Fulfill their fiduciary duties to BSOA and exercise discretion in a manner they believe to be in the best interest of the BSOA.
  • Exercise good judgment and follow established management practices.
  • Balance the needs and obligations of BSOA with those of individual homeowners.
  • Understand the BSOA’s Governing Documents.
  • Establish committees or use other methods to obtain input from members.
  • Conduct open and fair elections.
  • Welcome and educate new members of the BSOA.
  • Encourage input from members on issues affecting them personally and the BSOA as a whole.
  • Encourage events that foster neighborliness and a sense of the greater Big Sky community.
  • Allow members reasonable access to appropriate BSOA records when requested.
  • Collect all monies due from members.
  • Work with members to facilitate their ability to meet their financial obligations to BSOA.
  • Provide complete and timely disclosure of conflicts of interest related to the actions of BSOA as prescribed by resolution.
