The BSAC consists of seven members: three appointed by Big Sky Resort (original Big Sky developer); two BSOA Board of Directors (who are elected by the Membership and appointed to the BSAC by the Board of Directors); and two additional members elected by the Membership. The BSAC is given its authority through the Covenants as well as the BSOA Bylaws and other Governing Documents. The BSAC exists to provide Owners guidance and approval for quality and thoughtful design and construction of property improvements in the BSOA.
Nearly all property that lies within the geographical boundaries of the Big Sky Owners Association is subject to the design guidelines and approval of the BSAC with a few very specific exceptions. If the exterior aesthetic of your home or lot is affected in any way by any proposed project, then review and approval is required.
Yes. Smaller projects (verses new construction or major remodels) are referred to as minor alterations, and the approval process is easy. Contact the office at 406-995-4166 and staff will help you through the review and approval process for a minor alteration.
Probably not. If the outside of your home is not affected, approval is not required. If the interior remodel involves installation of new exterior windows, a bump-out reading nook, chimneys or other changes to the outside aesthetic of your home, then review and approval by the BSAC is required. Caution! Interior remodels may trigger other approvals such as water and sewer district.
No. But we’d still appreciate you contacting the office so we know what is going on. The second the truck and scaffolding appear on site, the BSOA office phones start to ring with questions from curious neighbors.
No. All applications for new construction must go through a Sketch Plan review and approval with the BSAC and a subsequent Final Plan Review and approval with the BSAC.
Review Fees are intended to offset the staff and BSAC costs incurred for the review and approval of your project and are not refunded. Performance Deposits are fully refunded provided you complete your project as presented and approved, and in the timeframe promised.
Sure, but the BSOA office is not the Clerk and Recorder office for Gallatin and Madison Counties! BSOA staff makes annual visits to the County Courthouses in Bozeman and Virginia City to collect updated covenants and plat maps, but we may not have the most current versions on file. We also know how to pull data from available state databases such as Department of Revenue and GIS. If your purposes for obtaining documents involve purchase and sale or other legal issues, you should visit the courthouse directly or hire the professional services of a title company to provide necessary documents.
