BSOA Architectural Review » Approval Process
All new construction and any exterior modifications to your home or landscaping requires review and approval by the BSAC. It is the applicant's sole responsibility to ensure proposed project plans meet and comply with the Covenants and the BSOA Design Regulations prior to submitting a project application.
Professional Services - Owners are required to retain the services of a Licensed Architect for the BSOA confirming the identification of property Boundaries, Setbacks, Building Footprint, and execution of applicable Variance Staking.
Process Flow - Call the BSOA office at 406-995-4166 and discuss your proposed project with the BSAC Coordinator. She will get you the proper paperwork, determine review fees, and serve as your liaison to get your project reviewed by the BSAC. Click here to view the Approval Process Flow.
Owner/Owner Representative - You must plan on participating in all BSAC meetings when your proposed project is being reviewed. Staff cannot represent owners on projects. If it is not possible for you to be physically present during a project review, a designated project representative who is available to attend the BSAC meeting may be appointed in writing. Forms – The Project Application and Checklist details all submittal requirements and must be completed for every proposed project. The form requires signatures, so it must be downloaded and completed by hand. Download the Project Application and Checklist Form.
Variances – Where authorized by Covenants, a variance request may be made to the BSAC. The BSAC will review a variance request in accordance with the review criteria as stated in those specific Covenants. Any variances which could be granted shall be considered unique and will not set any precedent for future decisions. Download the Variance Application and Checklist Form.
Request for Reconsideration – Decisions of the BSAC are final; however, an Owner can appeal in writing to the BSAC to reconsider its decision. A request for reconsideration must be made in writing within 10 business days of the BSAC’s decision and be delivered by certified mail to the BSOA office. The BSAC will consider the request at a regularly scheduled meeting, for which there is quorum, within 45 business days from the date the request was received. The BSAC will then in writing affirm, modify or withdraw its decision within 20 business days after the meeting.
